About the project
This city villa is located in a quiet side street in Munich-Obermenzing. The basement and the outer walls of the ground floor were retained from the original existing building on the property and integrated into the new building. More precisely, this means that the basement and the outer walls of the ground floor were preserved from 1959. On the first floor, insulating brick was placed in front of the existing exterior walls, so that a brick wall thickness of approx. 48 cm was created. The upper floor houses the master bedroom with an upstream dressing room and bathroom as well as two further bedrooms and a large bathroom. The room height is here 2.60 m. A balcony connects all bedrooms and runs the entire length of the west and south sides. On the north side, between the kitchen and the garage, there is an inner courtyard to relax in the shade in total privacy.
The south and west facing garden also invites you to relax and here, too, was planted with attention to detail. Small vegetable garden, vines, fruit trees, etc. The car garage on the north side is generously dimensioned and offers enough space for all garden tools.
