About the project

This city villa is located in a quiet side street in Munich-Obermenzing. The basement and the outer walls of the ground floor were retained from the original existing building on the property and integrated into the new building. More precisely, this means that the basement and the outer walls of the ground floor were preserved from 1959. On the first floor, insulating brick was placed in front of the existing exterior walls, so that a brick wall thickness of approx. 48 cm was created. The upper floor is made of wood and finished with a gravel flat roof. The execution was carried out by KLH Massivholz GmbH. See attached document "Construction" in the synopsis. Almost all windows are floor-to-ceiling and all windows are wooden windows with triple insulating glazing.

The house was built with great attention to detail. You enter the house via basalt lava slabs from the Eifel in the driveway and all the terrace areas in the outside area and continue there on American cherry wood parquet flooring. The room height on the ground floor is 2.80 m. The spacious hallway leads to the cloakroom with built-in cupboards, the guest toilet, the open kitchen and living room as well as the cellar. The solid partial basement houses the oil heating from 2012, the technical room, a laundry room, storage space and a ventilated wine cellar. On the ground floor there is a guest room with its own toilet behind the kitchen. The upper floor houses the master bedroom with an upstream dressing room and bathroom as well as two further bedrooms and a large bathroom. The room height is here 2.60 m. A balcony connects all bedrooms and runs the entire length of the west and south sides. On the north side, between the kitchen and the garage, there is an inner courtyard to relax in the shade in total privacy.

The south and west facing garden also invites you to relax and here, too, was planted with attention to detail. Small vegetable garden, vines, fruit trees, etc. The car garage on the north side is generously dimensioned and offers enough space for all garden tools.
