Location

The construction of the Talan residential complex in Atyrau is being carried out in an actively developing area in the quarter of Gabdiev, Madeonov, Zhumagaliev streets and Abylkhair khan avenue. It is only half a kilometer from here to the Erik Mostovoy Canal, and about three kilometers to the Ural River.

In the vicinity of the new building there is excellent ecology; there are no factories or other industrial enterprises nearby. The nearest busy motorway is 160 meters away.

What's around

Near the complex there are shops, a grocery supermarket, a bank branch, fast food outlets and cafes, a construction market and the Prospect Medical Caspian clinic.

Within a radius of one and a half kilometers there is a secondary school №37, a kindergarten "Empire of Talents" and "Nursaya", the higher college Apec Petrotechnic, the intellectual school "Nazarbayev".

Transport interchange

The public transport stop is 300 meters away - next to the residential complex there are bus routes No. 4, No. 22, No. 30A, which run at intervals of 30 minutes. There is a convenient exit from the new building to Satpayev Avenue.

The bus station and the railway station "Atyrau" are located at a distance of nine kilometers. The international airport can be reached by car in just five minutes.

Complex characteristics

The three nine-storey buildings that make up the Talan residential complex are being built using advanced technologies from materials that meet environmental safety criteria.

The buildings have a monolithic foundation, a monolithic reinforced concrete frame and a flat roof equipped with internal gutters. During the construction of the walls, aerated concrete blocks are used, the facade is insulated with a durable effective heat insulator.

Facade cladding is done using lightstone, granite and aluminum panels. The facade is equipped with special decorative mesh containers designed for the installation of outdoor units of air conditioners.

According to the project, the new building is equipped with silent elevators, modern utilities and the necessary technological equipment, which ensures the smooth operation of all LCD systems.

The design of the halls is in progress. At the entrance to the staircase, a glazed door with insulation is installed. Work is underway to ensure the barrier-free movement of persons with disabilities.

Features of improvement

The residents of the Talan complex are offered indoor parking, as well as a guest car park, intended for temporary parking.

The houses form a cozy courtyard, closed to outsiders and vehicles. Round-the-clock video surveillance cameras are installed throughout the territory, a security service is working.

In the courtyard there is a large children's play area with swings and slides, as well as a playground with outdoor exercise equipment and recreation areas with gazebos. A football field fenced with a metal mesh is being built, which, like the playground, has a safe surface.

Asphalt driveways and pedestrian paths are laid along the territory of the complex, street lighting devices are installed. Landscape gardening is carried out according to the author's project - flower beds are broken, ornamental trees and plants are planted.

In the built-in and attached premises there are objects of urban infrastructure with separate entrances from the side of the street.
