ChaletDorf Durmitor is a rare opportunity to acquire a complete resort project in Žabljak, near the Durmitor National Park (UNESCO). The project is envisioned as a premium mountain resort with a focus on wellness and longevity programs, which provide the resort with a key competitive advantage and year-round demand. It is not just land for sale, but a ready-made resort business concept with a clear monetization logic, both during the development phase and after launch.
The main asset is a land plot with a total area of 45,122 m2 and a complete set of prepared materials. The permitted above-ground construction area for the project is 18,925.77 m2, which provides sufficient scale for the resort while maintaining a sense of privacy and low density, which is critical for the luxury niche. Utilities are brought to the boundary of the plot, access is organized via an asphalt road, and an internal network of driveways has been formed, which lowers the entry threshold for implementation.
The investment potential of the project is revealed through two scenarios that can be used sequentially or combined. The first scenario is development, which includes the construction of the main hotel building, two apartment buildings, and the possibility of contract construction of private chalets on 19 separate plots. Monetization at this stage is formed through the sale of units, that is, hotel rooms and apartments, as well as through the sale of chalets as a separate premium product. The financial model includes a mechanism for providing guaranteed returns of 10% per annum to unit buyers, which enhances the liquidity of the product and expands the target audience of investors at an early stage. The second scenario is the long-term operation of the resort after launch, when the project becomes an active operating business with regular revenue from accommodation, wellness programs, and service infrastructure, as well as the potential for asset value growth as the brand strengthens and occupancy increases. According to the financial model, the total profitability of the project in the base scenario exceeds 80%.
An alternative deal format is also available for an investor interested only in the hotel complex with apartments. It is possible to purchase not the entire land plot, but a designated part of 22,874 m2 for a price of 3.12 million euros. The financial model of the project is built by zones and allows this plot to be considered as an independent investment lot with the same monetization logic and comparable economics, both in the development scenario and in the scenario of further operation after launch.
A set of documents is provided to the interested investor for review and decision-making:
1. Technical and economic justification of the project with initial data, assumptions, legal and urban planning status, zoning structure, market and financial analysis, and deal options.
2. Financial model with planned revenues and expenses by quarters, including a developer's profit and loss report by zones Hotel, Residence, Village, and the operational financial model of the resort after launch.
3. Certificate of ownership of the land plot and an extract from the Central Register of Legal Entities for the owning company.
