Osiedle Franciszkańskie is an investment carried out at the intersection of ul. Kijowska and Książęca in the heart of Ligota in Katowice, approx. 7 kilometers from the city center. For decades, this green district has been considered an ideal location for living, rest and recreation. It is a place that is traditionally good to live in. Within just

a few hundred meters from the estate there is a full urban infrastructure, incl. kindergartens, schools, medical institutions, shops, restaurants and public transport stops. It only takes a few minutes to get to each of these points on foot or by bike.

Osiedle Franciszkańskie is an investment implemented in Katowice at the intersection of Kijowska and Książęca streets. It is approximately 7 kilometers away from the city center. Ligota - because this is where the new housing estate is located - is a green district, perfect for living and recreation.

Within a few hundred meters from the estate, there are shops, medical clinics, kindergartens, schools, restaurants and public transport stops as well as a train station. The Franciszkańskie estate includes buildings built in four stages. They all have elevators, wheelchairs and storage rooms.

On level -1 there is a garage and a free, public parking zone. The investment is the responsibility of TDJ Estate, which was awarded the title of "developer of the year" by the readers of "Dziennik Zachodni". The entire project of Osiedle Franciszkańskie will ultimately consist of 1,300 apartments. Currently, the developer's offer includes 851 apartments, of which 615 have already found their owners, 135 are reserved and 101 are vacant. In November 2018. The company has started selling the 5th stage of the investment, which is very popular among customers. The buildings located within the investment area have up to 6 above-ground storeys, ground floor and one underground floor.

As a standard, flats in Osiedle Franciszkańskie are put into a developer standard. What does this mean in practice? They have PVC windows and balcony doors, white inside and graphite outside, as well as external (steel) and internal (conglomerate) window sills.

Each apartment also has an external anti-burglary door with EI30 fire resistance. The partition walls are made of 8 cm thick silicate blocks, which can be replaced if necessary with another material. The walls and ceilings are finished with gypsum plaster, but no gypsum plaster. The walls in bathrooms and kitchens are finished with gypsum or cement-lime plasters, on which ceramic tiles can be applied. The floors are made of cement mortar poured over polystyrene sound insulation. They are intended for further finishing by the buyer. In each apartment there is also a sanitary installation made of plastic, a central heating installation finished with steel panel radiators and a flush-mounted electrical installation. Added to this is a classic intercom installation with a panel. In the kitchen and bathroom there is mechanical exhaust ventilation. It is possible to use different systems, but with the given parameters.

The balconies have balustrades with metal handrails. The floors are covered with frost-resistant porcelain tiles. In the case of terraces, these are terrace tiles.

The developer also offers a turnkey finishing option. This solution is addressed to those people who do not have the time or concept to finish the apartment on their own.
