About the project

The 5 acres of this project situated on the Danube’s side in Óbuda offer one of the most exciting development opportunities of Budapest with a unique connection to the riverbank. By rehabilitating this traditionally industrial area, the neighborhood can finally rekindle its relationship with the lively capital.

As a nod to the previous purpose of the location, embracing the memory of the old Óbudai Szeszgyár factory of alcoholic beverages, we preserve and integrate the protected, iconic mill and chimney as featured on the plans. Following the renovation and conversion, the old industrial plant will serve commercial, hopsitality and office functions. As part of the walkway starting from Kolosy tér, a promenade across the 50.000 sqm plot will connect the project to Fő tér, the main square of Óbuda within 600 m. Furthermore, even a section of an international cycle path towards Szentendre passes by the area.

The buildings were designed by the creators of many high-quality residential and public buildings, in Hajnal Architecture Office, associated with Zsolt Hajnal, Ybl award winning architecht.

The buildings will reach higher than most typical residential new builds, featuring 7 and 13 story blocks that offer breathtaking panoramic views to the hills of Buda, the Hajógyári Island and the Danube. The ceiling of each 28-145 sqm apartment gets fitted with temperature control system, 95% of the properties come with balconies and some even offer the option of direct connection to the garden. All homes are characterised by large glass surfaces and airy, light-filled spaces. In the first phase a total of 267 properties get constructed in 3 buildings, from 28 sqm studios to 145 sqm penthouses with generously sized balconies. Landlords also get the chance to purchase additional storage space on the parking and living floors.

In the second phase of Waterfront City, a total of 169 apartments are being built across 13 floors of a single building. Inquiring parties can choose from a range of options, from 26 m2 studio apartments to 59 m2 three-room apartments. The apartments will be completed by Q1 of 2022. 80% of the apartments feature balconies.

Our buildings have a greater than average height (the 13-storey building is 45 m high, while the 9-storey building will have a height of 34 m), therefore they offer guaranteed panorama views of the Buda Hills, Óbuda Island, the Danube and the city.

The homes typically have huge glass surfaces and airy, bright spaces. Still, thanks to the ceiling heating and cooling, the building has an ideal temperature. Storage rooms can also be purchased on the parking and residential floors.

Parking will be available in the dedicated parking garage. The ground floor will accommodate service, catering and commercial units, along with offices and a fitness gym.

Two 9-storey and one 13-storey buildings are being developed in stage three of Waterfront City, featuring a total of 218 apartments. The buildings are comprised of apartments ranging from 27 m2 studio flats to 107 m2 penthouses with large terraces, so everyone can find the apartment that best suits their needs. 96% of the apartments feature balconies, while the remainder have garden access. The handover will take place in Q1 of 2023. Apartments with permanent panoramic views of the Danube and Óbuda Island.

A total of 238 apartments are being built in phase four of Waterfront City, ranging in size from 28 to 112 m2, from which 159 apartments are now on sale. 90% of the apartments – equipped with ceiling cooling and heating systems and featuring versatile floor areas and arrangements – have balconies.

The apartments offer breathtaking views of Óbuda Island and the Danube. The homes built in Phase 4 are located in the immediate vicinity of a protected monumental building and have huge glass surfaces and airy, bright spaces.
