About the project
The residential complex called Javornická is designed as seven new, detached, residential buildings and providing a wide selection of apartment sizes from 1 + kk to 5 + kk. The buildings have five floors with the top floor receding from the floor plan. In addition to building F, the apartment buildings have no basement. The expected total number of all apartments is approx. 160. In September 2019, the construction of the 1st STAGE was started by apartment buildings marked A, B, C with a total of 69 flats. Buildings A and B are almost identical, always with a number of 17 flats, building C is conceptually designed as a modern loggia house and has 35 residential units.
The complex design prepared by the VAS architectural studio is based on the city-commissioned and valid Territorial Study. Emphasis is placed on the quality of public spaces and roads, pedestrian permeability, the structure and hierarchy of public, semi-public and private spaces, creating conditions for social interaction and community living. An important principle is also the connection to the green prospectus separating the existing panel construction of the Mírová housing estate with a new residential complex and, in the future, enabling a quiet pedestrian connection with the sports complex and the city center.
The unifying and architecturally significant element of the enriching facades of the houses are the uniformly designed balconies and front gardens on the ground floor using gabion foundations and hedge fencing. The details of locksmith elements such as railings and awnings of the entrance, the size and proportions of window openings, the uniformity of exterior facades and paved areas and much more contribute to the comprehensive perception of the residential complex. Flat green roofs in recessed floors are designed as extensive roofs with minimal maintenance, ensuring long-lasting thermal comfort even in summer and also slowing down rainwater runoff.
